Renting out a private parking space in Italy: What to know about taxes and legal rules

Renting out a private parking space or driveway can be highly attractive financially. At the same time, many potential hosts ask the same questions: how is the income taxed, and what happens if a stranger parks there without permission?

Using the sharing economy on solid legal footing

With the right setup and properly documented bookings, private parking rental is far more manageable than many hosts expect.

The key is to keep every reservation traceable so hosts can prove who used the space and when.

Taxes: IRPEF instead of cedolare secca

Income from renting out parking areas in Italy generally needs to be declared. Unlike standard residential rentals, standalone parking spaces typically do not fall under the cedolare secca framework.

In most cases, the revenue is treated as ordinary rental income and declared through the annual tax return under IRPEF rules.

Important

South Tyrol's tourist tax applies to the accommodation of people. The short-term rental of a simple parking space does not generally fall into that category.

What about unauthorized parking?

One of the biggest concerns is what happens if a booked guest arrives and a third party is already occupying the spot. When a clearly marked private space is used without permission, the owner has a strong position under civil law.

Because Availlet users provide their license plate during booking, hosts can quickly identify whether the car belongs to the rightful guest or to an unauthorized parker.

Digital platforms reduce the paperwork

Availlet centralizes bookings, payments, and records in one place. Hosts benefit from transparent reservation histories and clean transaction trails.

That makes it much easier to prepare year-end documentation and coordinate with a tax advisor.
